Relationship Build on Trust Has Lasting Power

Julie Mansfield Smith recalled the property she sold Robin Merrell nearly 20 years ago, but returning to that same secluded patch of earth now featuring the fruits of hard work and dedication left her with one thought — memories don’t do it justice.

Merrell remembers what made Smith the right realtor for her nearly 20 years ago: “She was really warm and friendly and very knowledgeable,” she said. “We went to view the land and she took us to see it on a couple of quads to view all 560 acres. She literally rode the whole fence line with us.”

Merrell said Smith’s thoroughness put her at ease and the ability to answer all questions quickly made it evident this was the right property. Still, there were some legal issues that needed to be addressed before making a deal.

Smith did the research and went with Merrell to a public hearing with the planning committee to secure the right to build on the land. It was a commitment not lost on Merrell.

“Julie was there from the very beginning to the end,” she said.

Grant County Planning Director Shannon Springer added, “This was an example of Oregon land use law allowing neighboring property owners the opportunity to participate and engage in land use decisions that could affect their property. The applicant in the Merrell case needed to ensure their request met the criteria, and it did. “

“She provided factual evidence, knowledge and support for us and got some local townspeople to rally behind us and what we wanted to do. It allowed us to now have a beautiful home up there, and we would not be there without her.”

Merrell is a veteran of the real estate business and quickly identified that Smith brings more to each of her clients than many other realtors and why she is using her again, this time to sell the property.

“I know the level of hard work and determination I will get with her,” she said. “We started this thing with a handshake and I know she will do everything over and above to get this property sold. Trust is so important and that is what I have with her.”
